Real estate marketing
Real estate marketing that wins sellers
Your listings on your own site, found on your area, and every ad in line with the rules of your market.

A seller chooses the agent they trust
Real estate marketing serves two customers. The buyer or tenant looks for a property and finds it on the portals. The seller looks for an agent, and makes that choice on your site, in Google and in the way you present homes.
Both run into rules few other trades know: the energy class in every ad, national extras such as rent and charges or a renovation duty, and honest photos in a time of AI editing. Below: what every listing must show, what each channel brings, and how to get found on your own area.
What every listing must show
Real estate marketing in Europe starts with a rule that applies in every member state. Under Article 20(4) of the recast Energy Performance of Buildings Directive, (EU) 2024/1275, a sale or rental advertisement for a building or unit that has an energy performance certificate must state the energy performance class and indicator from that certificate, online and offline, property portals included, and member states must run checks. Many countries already had a version of this rule; the recast makes the class explicit and names the portals.
On top of that, each country and sometimes each region adds its own. Flanders, in Belgium, is a good example of how far that goes:
- EnergyEvery sale or rental ad shows the energy score or label, plus the full address or the certificate's unique code. Fines for an agent run from 750 to 5,000 euros.
- Renovation dutyA home with label E or F sold in full ownership must say in its advertising that the buyer has to bring it to label D within six years of the deed.
- Rent and chargesEvery public rental notice states the rent asked and the costs and charges.
- Who you areSince 1 October 2026 the Belgian estate agents' code asks for the licence number, company number and insurer on the agency's site and on its social media page.
The CRM behind your listings and applicants is covered on real estate CRM software.

- Who you are, on your site and your social pagesLicence number, company number and insurer, as most licensing bodies require. In Belgium that applies to social media pages too since October 2026.Belgian estate agents' code, art. 7
A general picture. Advertising rules for property differ per country and sometimes per region; your licensing body has the final word.
Your own site next to the portals
Portals bring buyers and tenants; they rarely bring sellers, because every agency looks the same there. A seller picks an agent by looking at how that agent presents homes, what others say about them, and who appears when they search "estate agent" plus their area.
| Channel | What you pay | Benchmark |
|---|---|---|
| Property portals | a subscription or per listing | brings buyers, not your own name |
| Google Ads on real estate terms | per click and per lead | in the US on average 3.22 dollars a click and 102.51 dollars a lead |
| Facebook and Instagram lead campaigns | per lead | in the US on average 13.74 dollars a lead in real estate |
| Your own site with area pages and a valuation tool | a one-off build, then hosting | sellers who find you themselves, and data that stays with you |
| Google Business Profile | free | the map for "estate agent" plus your area, with reviews from sellers |
European figures per lead are rarely published, so work from your own click price with the Google Ads budget calculator, and see how Meta prices compare in how much Facebook ads cost. How we run such campaigns is on Facebook and Instagram ads.

Our own assessment. Portals bring buyers; sellers pick the agent they trust, and you win that choice on your own site and in your own area.
What an agency site needs
| Part | What it does | Why it matters |
|---|---|---|
| Listings you manage yourself | your offer with large photos, filters and every required mention on the listing page | buyers stay on your site, not on a portal next to your competitors |
| A valuation tool | a seller enters area, type, size, energy label and condition and gets a first range | the seller leaves their details, and you get the visit |
| Area pages | price ranges of your own recent sales, how long homes stayed on the market, which streets are asked for | sellers who are still deciding find you on "estate agent" plus their town |
| Pages in other languages | the same listings and area pages for international buyers | expats and buyers abroad search in their own language |
| A CRM behind the site | every request linked to a property, visits planned, a message when a matching home comes in | no prospect lost in someone's mailbox |
A valuation tool never promises more than it can: it gives a range and asks whether the agent may come by. We built calculators of that kind for the builder SN Group, where homeowners price their own renovation. The CRM side is explained in custom CRM development and the difference with an ERP in CRM vs ERP.
Area pages without doorways
A page per town that only swaps the place name is what Google's spam policies call doorway abuse: substantially similar pages built to rank for similar searches. They get ignored, and they can drag the rest of the site down. An area page works when it says something of its own: the price range of your recent sales there, how long homes stayed on the market, the schools and the train, and a few homes you sold. Start with the three areas where most of your sellers live, not with forty. We built city pages that way for an employer services firm in Ghent, thirteen of them, each with its own content.
International buyers and expats
In cities with many international residents, a large share of buyers and tenants search in English, and many sellers are owners abroad who need an agent they can follow remotely. An agency with listings, area pages and a clear explanation of how buying works in that country, in English and the other languages of its buyers, often stands almost alone in those searches. Read how a multilingual site is built in multilingual website development, and what AI can take off an agent's desk in AI for real estate agents.
Video and drone, within the rules
A walk-through and a view from above show what photos cannot. In the EU's open category you fly at most 120 metres above the ground, a drone with a camera has to be registered, and the pilot needs the online open-category training and liability insurance. Have footage made by someone who has that in order; what a shoot day costs is in corporate video cost.
What you can do yourself this month
- Check three live listings against the list above: energy class and indicator, the national extras of your market, a clear note on any edited photo.
- Check your site and social pages for your licence number, company number and insurer, or a link to where they stand.
- Search "estate agent" plus your three main areas and note who stands on the map and who below it. If your agency is missing from the map entirely, Google Business Profile not showing lists the usual causes.
- Ask every seller after completion for a review, in the same way. Google forbids asking only the happy ones and any reward; make a short link with the Google review link generator and read when to ask in get more Google reviews.
Questions from agencies
- Do I keep my listings on the portals?
- Yes. The portals bring buyers. Your own site brings sellers and keeps prospects with you.
- Can my site show my listings automatically?
- Usually, if your property software can export them. We check per package how, and make sure the required mentions come along.
- May I use AI to write listing texts?
- Yes, as a first draft. You stay responsible for every word and figure, and personal data of buyers or sellers stays out of open AI tools.
SEO
How VBS helps an agency win sellers online
We start with an SEO audit of your site and listings against the rules of your market. Then we build the site: listings large on screen with every required mention, area pages with your own figures, a valuation tool if you want one, and a CRM behind it. An estate agency is not yet among the clients in our work; the method is. With it, Business Centrum went from 13 to 1,593 non-brand search terms on page one. More on SEO and local SEO. Book a call.
